What data centre decommissioning actually costs in 2026
Full data centre decommissioning runs £45-340 per square foot in the UK and $60-450 per square foot in the US in 2026, depending on facility age, certification requirements, and asset remarketing value. A typical 5,000 sq ft commercial data centre with 80-120 racks costs £225,000-1,700,000 UK or $300,000-2,250,000 US to fully decommission.
Per-rack within a multi-rack project typically costs:
| Rack count in project | UK per-rack | US per-rack | Lead time |
|---|
| Single rack | £450-1,400 | $600-1,800 | 2-3 weeks |
| 5-25 racks | £320-950 | $425-1,250 | 3-6 weeks |
| 25-100 racks | £225-680 | $300-900 | 6-12 weeks |
| 100-500 racks | £165-485 | $215-650 | 3-6 months |
| 500-2,000 racks (campus) | £125-385 | $165-510 | 6-18 months |

What full decommissioning includes
A standard data centre decommissioning contract covers seven scope areas:
- Pre-decommission audit: full asset register against CMDB, drive count verification, power and cooling load capture
- Network disconnection: orderly shutdown of services, IP address reclamation, DNS cleanup, BGP and OSPF removal
- Server and storage de-racking: physical removal, drive sanitisation, asset tag retention
- Cable and infrastructure removal: structured cabling, fibre patch panels, copper trunks, PDUs
- Environmental systems shutdown: CRAC/CRAH disconnection, UPS battery removal, generator fuel drainage
- Floor reinstatement: raised floor tile replacement, cable tray removal, perimeter wall restoration to landlord spec
- Final disposition: per-asset destruction certificates, sustainability impact report, return of any leased equipment to lessor
Excluded by default and typically priced separately:
- Network carrier disconnection fees (BT, Verizon, Lumen, etc): £8,000-45,000 per data centre
- Asbestos survey and remediation (older facilities): £25,000-180,000
- Hazardous-waste battery disposal (UPS strings): £180-450 per kWh capacity
- Floor coating removal: £8-22 per sq ft
- Electrical inspection certificate for landlord: £2,500-8,500 per facility
Phased project structure
Enterprise data centre decommissioning typically runs in five phases:
| Phase | Duration | Output | Typical % of total cost |
|---|
| 1. Discovery and asset audit | 2-6 weeks | Asset register, dependency map | 5-8% |
| 2. Service migration and disconnection | 1-4 months | Live service exit, traffic shift | 12-18% |
| 3. Sanitisation and de-racking | 1-6 months | Drives destroyed, racks emptied | 45-55% |
| 4. Infrastructure removal | 2-8 weeks | Cabling, PDUs, CRACs out | 18-25% |
| 5. Floor reinstatement and handover | 2-6 weeks | Empty shell returned to landlord | 8-12% |
Critical-path constraint: phase 2 (service migration) sets the timeline. A fully populated 200-rack data centre with mixed legacy applications typically takes 4-9 months to migrate before physical decommissioning can begin.
What drives the per-square-foot cost
Facility age is the biggest variable. Modern data centres (2018+) are designed for orderly decommissioning with modular cabling, hot-swap PDUs, and labelled cable runs. Older facilities (pre-2010) often have undocumented cable trays, glued floor tiles, and bonded copper trunks that require manual demolition.
Tier classification affects shutdown sequencing:
- Tier I/II: orderly single-shutdown, lowest cost (£45-180 per sq ft UK, $60-240 US)
- Tier III: concurrent maintenance shutdown required, mid-range cost
- Tier IV: fault-tolerant shutdown, highest cost (£185-340 per sq ft UK, $245-450 US)
Asset remarketing value offsets cost. A 3-year-old enterprise data centre with current-generation servers (Dell PowerEdge R660, HPE ProLiant Gen11, Supermicro SuperServer X13) can return £85,000-280,000 per rack in remarketing value, often funding the entire decommissioning project.
Cloud-migration and hyperscale projects
Large cloud migrations (typically 500-2,000 racks decommissioned over 6-18 months) follow different commercial structures:
- Per-rack rate falls to £125-385 UK or $165-510 US at scale
- Asset remarketing share rises to 55-75% to customer
- Per-asset video evidence often replaced by per-batch witnessed sample (10% audit rate)
- Sustainability reporting becomes a contract deliverable (kg CO2 avoided, % material recovered)
- Dedicated project manager and on-site supervisor often included
Sustainability and reporting requirements
Modern data centre decommissioning contracts increasingly require:
- Scope 3 emissions reporting: CO2-equivalent avoided through refurbishment vs new equipment manufacture
- Material recovery rate: % of input mass recovered as commodity material vs landfill
- Reuse rate: % of equipment refurbished and remarketed vs recycled
- Certified destruction inventory: per-asset record linking original asset tag to disposition outcome
- Battery passport (UPS lithium and lead-acid): chemistry, weight, recycling route per battery
Most certified vendors (Iron Mountain, Sims, Cascade, Stone Group) include these reports at no extra cost above 25 racks. Below that volume, custom reporting is £1,800-6,500 per project.
Cost-saving levers for project owners
Five proven ways to reduce data centre decommissioning cost 15-35%:
- Decommission in waves matched to lease break dates: avoids landlord penalty rates for late handover
- Use SED drives where possible: crypto erase costs 95% less than physical shredding
- Bundle sanitisation with regional ITAD provider: triggers volume discount on the per-rack rate
- Document cable runs before disconnection: cuts demolition labour 20-40%
- Remarketing-first asset disposition: working equipment returned 35-65% of original purchase value
Typical decommissioning contract structure
UK and US enterprise contracts in 2026 typically include:
- Statement of work: rack count, asset inventory, services in scope
- Pricing schedule: per-rack rate, exception items, volume discount tiers
- Service level commitments: timeline, milestone payments, penalty clauses
- Data destruction methodology: NIST media sanitisation Clear vs Purge, certification standard
- Indemnity clauses: limit of liability, insurance requirements, sub-contractor restrictions
- Sustainability deliverables: reporting format, audit rights
- Asset remarketing share: % to customer for working equipment, settlement terms
Most contracts run 60-200 pages and are negotiated over 6-12 weeks for sub-100-rack projects, 4-9 months for hyperscale migrations.
Key takeaways

Frequently Asked Questions
How much does it cost to decommission a data centre per square foot?
£45-340 per square foot in the UK or $60-450 per square foot in the US in 2026. A 5,000 sq ft commercial data centre with 80-120 racks costs £225,000-1,700,000 UK or $300,000-2,250,000 US for full decommissioning including service migration, sanitisation, and floor reinstatement.
How long does data centre decommissioning take?
Service migration (the critical-path phase) typically runs 4-9 months for a fully populated 200-rack facility. Physical decommissioning runs 6-18 months for a campus-scale project. Smaller projects (5-25 racks) complete in 3-6 weeks.
Can asset remarketing pay for the decommissioning?
Yes for facilities under 3-5 years old. A modern enterprise data centre with current-generation Dell PowerEdge, HPE ProLiant, or Supermicro hardware can return £85,000-280,000 per rack in remarketing value, often covering the entire decommissioning project cost.
What's included in a standard data centre decommissioning contract?
Seven scope areas: pre-decommission audit, network disconnection, server de-racking with drive sanitisation, cable and infrastructure removal, environmental systems shutdown, floor reinstatement, and final disposition certificates. Carrier disconnection fees and asbestos remediation are typically excluded and priced separately.
Do I need on-site witnessed destruction for data centre drives?
Required for defence, classified data, regulated finance, and most government contracts. Optional for commercial workloads. Onsite shredding adds £400-1,200 UK or $500-1,500 US truck callout per event, plus £18-32 UK or $25-42 US per drive. Below 50 drives per event, offsite shredding plus secure transit is usually cheaper.
